If you rent your home and you have an active plumbing emergency, active leak, no water, sewage backup, or an overflowing toilet, call us right away. We do not require landlord approval to respond to a genuine emergency, since stopping damage quickly matters more than paperwork in that moment.

Who approves paid repair work

Here is where it gets more specific: while we will respond to your emergency call, the person who is financially responsible for paying, usually the property owner, landlord, or property manager, needs to approve the written quote before we perform repair work that will be billed. If you are the tenant and you are not on the lease as the party responsible for repairs, we will ask for that approval before proceeding with anything beyond the immediate emergency assessment.

How this usually works in practice

  • You call us about the emergency; we come out and assess the situation.
  • We can often take immediate steps to stop active damage while approval is sought.
  • We contact the landlord or property manager with the written quote for their approval.

If you cannot reach your landlord quickly
